A second opinion on your mortgage rate

IsThisAGoodRate.ca answers one question for Canadians holding a mortgage offer or a renewal letter: compared with the best rate published today for the same mortgage, is this rate good, and what is the difference worth in dollars?

Mitey the yeti leans on the page edge and gestures toward the content with an open hand

What the site does

  • Grades a mortgage, renewal or HELOC rate A+ to F against the lowest rate published for the same term, insurance class and province, with what borrowers typically pay (Bank of Canada) beside it.
  • Reads a pasted renewal letter and grades every option in it, with stay-or-switch numbers.
  • Compares two offers on rate, penalty method, prepayment and portability.
  • Shows what borrowers paid in any month since 2015, so a renewal payment change makes sense.

Where the numbers come from

"Best today" rates are the rates lenders and brokerages list on WOWA.ca, a Canadian rate-comparison site, collected by a script that keeps the update date of every listing (last collected 2026-11-01). Lenders' own pages are checked the same day. "Typical", posted and prime figures come from the Bank of Canada. Rules such as the stress-test exemption for straight switches come from OSFI, the Department of Finance and FCAC. Every figure on the site shows its date and source; the full list is on the sources page.

What we don't do

  • We don't lend money or arrange mortgages, and we are not a mortgage brokerage.
  • Nobody pays to appear or to change a grade. We name the six big banks for comparison and the lenders whose own pages we check; we are not affiliated with any of them, or with WOWA.ca.
  • We don't give personal advice. A grade is a dated comparison, not a recommendation to sign or switch.

How enquiries work

Grading a rate needs no sign-up, and the numbers you type stay in your browser. If you use a contact form, your name, email, optional phone and message go to the MITEY network team, which runs this site, so a person can reply by email. Your rate details are included only if you tick the box to share them. Nothing is shared with a lender unless you ask us to. We don't name a licensed partner on this site; if that changes, we will say so here before it applies to you.

Who runs it

The site is part of the MITEY network of free Canadian financial tools, based in Calgary, Alberta. Pages are written and checked by the MITEY network team, with an AI assistant (labelled ydoc in our records) helping to gather sources and run the calculations. Mitey, the yeti you see around the site, marks up the paperwork; he's a guide, not an advisor. Questions or corrections: hello@mitey.ca or the contact form.

Corrections

If a figure looks wrong, check its date and source on the best rates page, then tell us. We correct errors and note material changes on the methodology page.
