Renewing your mortgage? Start here.

Your renewal is the one moment in a mortgage when you can usually change lenders without a prepayment penalty. Give yourself time, get the numbers, and treat the letter as an opening offer.

Five steps

The renewal timeline

  1. About 4 months out

Find your maturity date and balance. Note your current rate, prepayment privileges and whether your mortgage is insured or registered as a collateral charge.

Open the tool or guide →
  2. 3 to 4 months out

Collect written quotes from at least one other lender for the same term. Ask how long each rate is held and what switching costs it would cover.

Open the tool or guide →
  3. When the offer arrives

Paste the letter into the renewal letter reader to grade every option against today's best published rates. A federally regulated lender must send the renewal statement at least 21 days before the term ends.

Open the tool or guide →
  4. Negotiate

Call with your grade, the best published rate and a competing quote. Ask for the rate, penalty method and prepayment terms in writing.

Open the tool or guide →
  5. Decide

Compare staying and switching after costs, then sign before the maturity date so you are not left on an automatic renewal you didn't choose.

What to ask for

Hi, I've been offered 4.89% on a 5-year fixed renewal of $380,000. The lowest published insurable rate for the same term in Ontario is 4.34% today (wowa.ca, Oct 30, 2026). Big banks advertise from 5.14% for the same term. I'd like to stay with you. Can you offer 4.44% or better? Please also send me the prepayment privileges and how the prepayment penalty is calculated, in writing.

  • The lowest listed rate can come with conditions: a short rate hold, a quick closing date, a limited-feature product or a stricter penalty. Compare the whole offer, not just the rate.
  • The 5-year Government of Canada yield moved up 0.25 points between August 2026 (3.33%) and October 29, 2026 (3.58%). Fixed mortgage rates tend to follow these yields, so the benchmark is moved by the same amount. This is an estimate.

Educational estimate, not advice or an offer. Best-today figures are the lowest rates published for the same cell; you may not qualify for them. Confirm every rate and term in writing.

Questions people ask

When will I get my renewal statement?

If your lender is federally regulated, at least 21 days before the end of your term. It must also tell you 21 days before if it won't renew.

Does my lender have to offer me its best rate?

No. The renewal offer is the lender's price for keeping your business. You can negotiate, and you can usually switch at maturity without a prepayment penalty.

What does switching cost?

FCAC lists possible discharge, registration, transfer or assignment fees, appraisal and administration fees. Ask the new lender which it will cover.

What if rates have gone up since my last term?

Your payment may rise. Read renewing when rates are higher for the options lenders commonly offer.
