Questions people ask
What is the best mortgage rate in Canada today?
It depends on your term, insurance class and province. The tables on this page show the lowest rate listed for each combination, with the date the listings were updated. Insured 5-year fixed rates are usually the lowest fixed rates.
Where do these rates come from?
The province tables come from the rates lenders and brokerages list on WOWA.ca, collected by a script that keeps the update date of every listing and drops listings older than three weeks. Lenders' own pages are checked separately below, and Ratehub.ca's dated statement is shown as a cross-check.
Why don't you name the lender with the lowest rate?
Several of the lowest listings come from individual brokers or agents, and lowest-rate listings change daily. We show the numbers and name only the six big banks, whose advertised rates are useful as a comparison. Check any rate with the lender before relying on it.
How often is this page updated?
Whenever the refresh script runs; the collection date is shown at the top. Grades on the site warn you when these figures are more than seven days old.
Use these numbers
Grade your rate against the cell that matches you, paste a renewal letter to grade every option at once, or compare two offers including penalties.
